You can also get a "gift" from a relative or join a program (ask the mortgage officer) on if there is a gift program you can join - similar to a scholarship.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Hey @Kimberley Sewell, I have never used it but they definitely focus on the revenue instead of the home price.For example, on the main page, there is a place that showed up for me in PA for $397k.

That is how I've operated for years, well before the NAR fiasco and as agents, we have always been advised from referring to status quo, standard, typical, etc when it relates to commissions.It continues to amaze me how many buyers/investors believe the agent value is finding them "deals."
