Hi Sebastien,In a "High Crime" area of the US I'd be very reluctant to give anyone $500 to move.That's because it seems they would be very likely to not keep their word, and take the $500 and just stay there anyway.To someone without a lot of money $500 in the area like that is a LOT of money.It might be less costly over all to evict and let the Local Police put them out if they are still there.Just my thoughts on this.Good Luck with your decision!

As I understand it, Short Stay Rentals in Hawaii take two forms.1) Legal Short Stay RentalsLegal Short Stay Rentals are only permitted in the Resort Zone area of Waikiki as shown in this map.  2) Illegal Short Stay Rentals.Short stay rentals are not permitted in any other part of Hawaii, so although you can find plenty of short stay rentals outside of the Resort Zone area of Waikiki, they are breaking the law, it's just that the police don't bother taking action.Is my understanding correct?

When the family’s estate sold the property, they did not record Jacks death certificate and an approval by his/her descendants approving the transfer.

One of my old landlords was a full time police officer, and he owned 6 properties that he self-manged.

It's the murders, drugs, rape, car jacking, home invasion type stuff that can be more alarming as a percentage of police calls and activity to an area.

Be pro active in policing tenants.

I pick up a no trespass notice at the local police station, fill it out and give it to the individual.

People like @John Thedford seem to enjoy painting all wholesalers as unscrupulous vultures who take advantage of unsuspecting homeowners....which in my opinion is the same as saying that all police all racist murderers based on the actions of a few.

We are contemplating adding a full bathroom to the top level because it is doubtful that renters would choose to descend a flight a stairs to use the bathroom.
