My partner and I earned fairly ok on W2s, and we have just started buying real estate since 2021 - bought our primary home (3B TH) in Mountain View in May 2021, and bought our first investment property (4B SFR) in GA in March 2022.

In Los Angeles I added to my addendum that no pets are allowed but should a pet exist, the rules are a, b, and c.

I want to be prepared in the upcoming month in either situation, whether he is sick somewhere that I don't know or trying to break the lease without me letting me know.My question: Is the best course of action for March be to file an eviction (assuming I don't hear back)?

Okay, so my offer on primary was accepted, and barring craziness, closing in March. 

We are listing a home in March so could be poised to buy land with cash as early as April or May depending on how quickly the home sells.

If they did it seasonally Jan, Feb, March maybe closer to $6k per month.
