I've passed on too many good deals looking for a holy grail.  

Holy mother of god.The rehab you just did is way more geared towards an owner occupied property.....something you would live in yourself for decades or flip to a high end market when the place was a dump on purchase and you got a great deal but knew the place could be worth a ton once you dumped 200k into it.

But holy smokes it has gotten challenging to find new properties in my areas of interest in which to invest due to high competition nowadays (both investors and owner occupants are pursuing these properties).The cash flow is absolutely fantastic, as are the net lease terms.  

If you only want triangle-shaped apartment buildings with exactly 7 one-bedroom lofts, then take action to meet that goal.IF your goal is buy-and-hold for cash flow, and you've properly analyzed this unit's CF potential (Income minus PITI, CAPEX, maintenance, vacancy, management, utilities, city/license costs, business expenses, HOAs, whatever...) and it does indeed cash flow $850 per month...then holy hell man, hang onto this cash register.
