Hi All, I am at the tail end of my 7th flip here in New Jersey and a friend of mine recently shared with me that she listed her multi-family on Zillow without using a realtor and immediately saw a wave of interested buyers with no representing agents .

Generally, someone probably has access... but it is a hired company by the lender to maintain the property, and the possibility of the lender wanting to bother with a POTENTIAL buyer when they really (choose one - Don't Care, Don't Have Time, Don't Need To, Etc) show it to ANYONE - pretty much says that you are going to be chasing your tail trying to accomplish something that ulitmately doesn't matter.

I would agree with comments above that you don't want the tax dog to wag the asset tail and make a bad decision.

Takeaways are you need a team, systems make things easier, tell people what you do, money and credit helps but if you dont have them then borrow them, be thankful, be courteous, give back.IT IS TRUE THAT YOU CAN DO DEALS WITHOUT MONEY, CREDIT, OR AN ASSET TO START....BUT YOU BETTER CREATE YOUR OWN LUCK BY WORKING YOUR TAIL OFF...NEVER STOPPING...GETTING A TEAM TOGTHER...SYSTEMS TOO...Signed...A thankful person.

Don’t let the tail wag the dog :)3- My guess is that after you go 5+ units (even if ADU’s) it will be considered a commercial loan, so easier to pull more cash out.

I mean if everyone tries to sell, goes liquid, the tail end of the selling, values will drop due to over supply and then when it bottoms out, values will sharply rise because so many folks have cash to try and capitalize, you create a competitive market and what has really been gained?
