Keller Williams listing contract Texas or TAR?

Does KW use their own listing agreement or the TAR one? And will they cancel the contract if you decide not to sell? Or will they try to get a full price offer and force a commission? I assume KW has attorney power to go after commissions w/o a sale but that would seem like bad PR.

You get to decide which listing agreement you wish to use. You also get to determine what provisions in that agreement you will add or delete. It's a contract and contracts are negotiable. You can always put a no penalty early termination clause in the listing agreement. Some broker will surely accept it to have the chance of selling your property.
