Your going to have to hope the neighbors insurance and fire detective rules it was his fault and get a lawyer now if you expect to recoupe your loss .if you have any other properties please insure them even for a little bit .

@Ryan Adams The reason policies have vacancy clauses is exactly what’s happened here....in a avacant property when a water leak occurs it can go on for weeks without being detected, as opposed to almost immediately if someone lived there.

Yes renting can have headaches but I find they are really manageable, you sure find out quickly if there are any problems with the house that you never detected, that is for sure.Also the home I am referring to is appraised at 140,000 by the tax office, tried to contest but no go.

Can always call out a company like American Leak Detection, they'll be able to determine if there is any pressurized leaks and they are pretty resourceful at finding leaks if they're not pipe related.
