It's always the new ones that shop you to death and are asking for unrealistic terms. 

I recommend you work with a mortgage broker that works with 220+ lenders to help you shop for the best lender for your situation! 

This is something you can shop for, so you can call title companies to see what is normal. 

I'm considering specifically a Latin American country after I do my research and fly there several times to visit for extended periods  - I speak and read enough Spanish to get around although I'm not fluent or highly proficient. 

With your excellent credit and a solid down payment, they may be open to adjusting their rate, especially if they know you’re shopping around.Explore Non-Traditional Lenders: Some private or hard money lenders could offer lower rates for DSCR loans, particularly if the property cash flows well.
