I'm local now, but started OOS, walked a lot of properties using Google street view, Zillow/RedFin/Realtor.com, and used the Marion county property cards to see what the city/county thinks of properties.

If you look up what a typical lender would ask for and can have all those easily ready to go, then when you get the email saying, "We need the following..." you can easily upload all those items to the portal they'll likely use, and keep the process moving forward.

Plus I started talking to worn out older landlords doing it the "old way".. showing every unit before they get an application, getting stood up by tenants (we use video walk thrus, and upload them to our page, we require an online application filled out and approved before we take the time to meet with them and show a place).
