After looking into it I recalled there used to be a shop with a toilet directly behind the house.   

(Ex. my plumber said, yes I could get a $99 toilet OR I could pay $239 and get a great toilet and not have to call him out for service calls every few months - it's the cost /benefit angle you have to consider).    

I have decided to remodel this home and in order to do so I need to have it vacant.  

@Andrew R. you should have the following contingencies at a minimum:1) Inspection Clause2) Appraisal Clause3) Do Diligence time period to include receiving leases, maintenance records, repairs/remodeling records.One of the many benefits of using an investor friendly real estate agent is that they will have access to local, lawyer drafted, contracts that will include all of the necessary contingencies to protect the buyer (and seller).  

If any remodeling is necessary (which is mostly the case in inner city Amsterdam) I arrange the complete construction process, from architectural drawings and municipality permit to selecting the right contractor and supervision up till the last key exchange. 

The natural progression was to use those same contacts to actually build remodel networks, and some have made the transition better than others.

In goes a copy of the lease, house rules, garbage, online payment, thermostat, dishwasher, garbage disposal and furnace filter instructions if applicable, and some basic homeowner care instructions about changing a light bulb or unstopping a toilet.

We removed the illegal kitchen and turned the full bath into a half, installed new kitchen cabinets, counters, and appliances along with new bath vanities, tub, and toilets.

We repaired from step and rail, and replaced downstairs toilet and shower.

Not Payson, not Saratoga Springs.Finally, we are beginning to see flippers (including Ogden City) find well qualified, owner occupant buyers who value quality remodels right in the heart of this alleged war zone.
