It hasn't gone on the market yet so the seller is thinking he can test the market at 400k for the summer or possibly sell it to a historical foundation which I think would take a year to deal with and probably won't fly.I want to present a seller financing option considering that the brother's don't have a mortgage on the property.

If this tenant had signed an estoppel saying that they paid a security deposit only, then they'd have no case to raise a claim for last month's rent now.

The seller had finally put in new low end furnaces & small HW tanks leaving the old stuff in the basement.When it dropped to $55,000 & his tenants finally left we walked in & offered $40,000 cash, close in 30 & we were told to leave ... 10 days later we were asked to raise it to $45,000 & we had a deal.
