Your next step should be to start reaching out to your sphere of influence.

Their expenses were substantially higher than others in the same market.Bottom line: Manage to the lease. 

This will expand your sphere of influence and eventually bring you some work.One tip: you can't just tell them you sell real estate.

Please use common sense when buying, the property should need substantial work or be bought all cash at a steep discount to have an expectation of a short-term profit.

Something else to think about but I don't believe their commission is very substantial.

That said, we’ve heard a substantial amount of anecdotal evidence that quality rentals are nearly impossible to come by in Point or Plover (everything is full) and that people are having to rent in Rapids to find housing.
