Student loans, car loans, primary residence, etc.?

(My wife is a full-time student)My question is this...I'm looking for ways to make more income to help set us up for a dream home a little down the road.

Is it better to pay off all my student loans and car loan first then start investing with my own money?

I'm currently a full time professional student, and am looking to use real estate as a means of paying off my student loans and attaining financial freedom.Currently looking at the high point, NC area for investment opportunities.

I also have an 810 credit score, and my only current debt is around $13k of student loans.

Would it be acceptable to state in the policy that when a group of renters attempts to rent the house (i.e. college students, girlfriend, boyfriend, and a sister, or whatever) all possible combinations of 2 people must make enough money to equal 3 times the rent? 

Possible student housing on back guest house.
