If a title opinion from an attorney is used for C, the attorney is bonded and insured to provide such opinions and if there is a calim, it goes against him and his insurer, depends on what is title opinion letter says and it might not be far from what would be gained by title insurance.

The point is, if you hire a good contractor, check licenses, references, bonds and insurance, that mitigates much of the risk.
