Put enough down so cash flow is safe even if rents drop and then just plow the cash flow into more units or repaying I would pretend they don't exist in my mind and start saving for a house with the GF.

Let them draw the conclusion that the front yard isn't safe.

Thinking about it now, from the hundreds of tenants I have rented to, I can only think of 1 or maybe 2 that I liked renting to, and maybe a handful that didn't drive me crazy.

If I drive around and look at other rent comps in the immediate area, the other rents are either AT or LOWER than the rents on this property, and this property isn’t nearly as nice as the surrounding apartment complexes (due to nice gyms, pools, etc).

I have clauses in my lease that things need to be safe and clean, but nothing that specifically says they can't put belongings outside.
