Just give me a legal disclaimer that you are not an attorney and you are just giving me advice, I already have an appointment with an Attorney but I feel a little ridiculous asking what to put in the " subject to existing financing" and "equity" lines, I feel like these are things I should know, and I know it is probably very straight forward bu I just need someone to tel me, thanks.

24% ROI would make sense on a leveraged property, but like somebody else mentioned, selling a property with owner financing, even at a ridiculous interest rate would net the seller significantly less money each month in exchange for a presumably small up front capital influx.
