However, if a property's equity has a higher and better use as @Ian Waters mentioned, I have sold to roll funds into other properties for downpayments or rehab costs. 1031 would be appealing for a residential to commercial upgrade!

I would suggest looking at your cash flow and cap rate (this one is only 6%, most residential property investors that I have talked to usually shoot for closer to 10%).

As a real estate agent, I check out every residential income property that hits the market.

If the buyer wants to separate them, then yes, a residential loan on each with separate payments, etc. would be in order.

The need for quality residential and commercial space has become astonishing, making the right investment in Toledo is sometimes not easy with so many different projects to choose from.

My guess is that within the next decade or two all new construction - commercial and residential - will have to comply with "green" standards. 

Morning All, Does anyone have a quality vendor that handles the start up and take down of residential irrigation systems. 

I have been building my flipping and residential investing business and would like to gain access to the MLS and National Association of Realtors.

(As in, at 4 I hired PM for all units, at 12 I started my own PM, at 30 I 1031'd all of my residential into a single commercial)
