There should be no hidden fees.If you intend to sell it before the 90 day seasoning period required for all government backed loans, you will have to request the buyer obtain conventional financing or pay cash.

If a receipt for cash payments is requested, you are legally required to provide one (although it does not have to be a pre-printed one, a paper napkin would do, albeit not recommended).If the tenant claims they paid (but haven't) they need to provide a receipt for it as proof.Re. the sec. deposit: Sounds like your property wasn't bank-owned.

Offers are submitted and one is accepted (to my knowledge $7000.00 under at least one of the best offers) for $48,000.00Sellers are delivered closing documents and asked to sign them in front of notary (husband was out of town, person delivering documents suggest they might know a notary who is willing to notarize without husband being present) Wife knows better and request my assistance in reviewing documents , before signing anything .They come in and I begin to review the documents, settlement statement shows married couple as sellers and LLC as trustee of land trust as purchasers (everything normal so far)Warranty Deed shows same, sellers married couple and buyer the, LLC trustee of land trust (still fairly normal)Land Trust Document and sellers are the sole beneficiaries 50/50,,,now it's getting weird...

Much more than $79 now.I have never had a tenant request a disposal in a unit that does not have one much less not rent my place because it doesn't have one.
