Are there any HML's who fund upfront?

Without any experience and a track record there's few lenders that will loan a person money, let alone release funds upfront and trust you, unless you have something to put up of equal value for security. these are valid concerns.. with HML in the past learning their lessons about advancing rehab money until components are in place.reality though is if you are going to be stuck because a draw is 5k short.. then you probably wont get the loan in the first place. you need to have a lot of liquidity to be in the fix and flip business..

Hi Joey,You could staple chicken wire over the broken fence part until you decide to replace the rotten wood.Chicken wire is cheap and a good barrier to dogs--in addition to the shock collar.It's also quick and easy.If a dog is breaking the fence--it might mean it's time to replace it, and possibly the uprights.You can have metal chain link fence posts installed for wooden fences if you want, if you can find workers in your area that know how to do it.Then the posts will no longer rot.Good Luck!

There should absolutely not be any structural component to this project, but if you're going to cap it off, be sure it doesn't go anywhere...... :-)I would think this project would run less than $500, maybe only a couple hundred.....

Find a bank, the one you're working with or another like it, that will transition one or more of your properties onto a first lien HELOC.The HELOC will replace the mortgage; the "refinance" into the HELOC will cost a lot less, giving you more capital to invest; and you'll have instant access to cash if you want to buy more property.

That will be an extra $1500-$3000 in insurance premiums you will pay because of the claim.If your roof is $5000 to replace, and you have a $2500 deductible, you are actually could lay out more over the next few years.

., hanging something) then just leave the plaster, do your thing, patch it and move on.If you have to disturb larger sections you run the definite risk of breaking the "keys" that hold the plaster tight to the lath, so you might find that sections start to fall down which can create a cascading/domino like effect.There are probably ways to carefully cut out sections that can reduce the chance of that happening, but like I said, the general rule is that if you're disturbing large sections you might just have to replace the whole area with drywall to be done with it.I don't have specific tips on the gas and oil changes re: RI's commitment to reduce/eliminate them.
