I know in N=1 terms, because years ago when my personal reported debt balance fell to a hair under $2M my score improved by about 30 points. 

I personally fell that properties I'm buying will allow me to (continue to) hit my appreciation goals but allow me to hold and make cash in the meantime.  

This is my 2nd broker, I didn't officially sign on with the first but it fell apart right at the end when the state attorney told her it's a big risk for her to have me as an agent.All the disclosure rules are just ridiculous, I'm also a licensed Doctor in California and I feel being an Agent is 10x more work.  

But it really astounds me that folks would just send post cards out spend that money as little as it is.. and really not have a clue what to do next.I think they should spend money learning the craft first then spend money on marketing the chance that this person will land a deal is remote.. unless they get the proverbial fell off the pumpkin truck.what ever happened to apprenticing.. this is why the mortality rate for wholesaling is about 97%... totally got it *** backwards..

It's just so far above my comfort level right now that I fell back on "I need to learn more"...Long story long, thank you for the welcome everybody.  

After about three months one of the original tenants let a prostitute move in and then another let a boyfriend in that started selling drugs. 

I fixed everything for free to be nice and try and get off on a good foot.2 days later she calls me and says the door handle fell off.

The fellow is a bad tenant ... smoking is also legal, but do it in one of our properties and it's cause for eviction.Lana called me out of the blue this morning (still not sure how my number fell into her hands) and I sent her to BP ...specifically to find Bill and Jon who I was confident would be able to refer her to the right folks to resolve her situation. 

That fell apart in two or three weeks.

Im being offered a 3 fam. just appraised at 125K through MLS, but financing fell through, owner wants 80K for a quick close. 2 out of 3 apartments are rented bringing a total of 1,400 monthly rent.
