The primary issue is even though there is positive cash flow on the 10 properties the existing debt on the portfolio is approximately 8 % OVER FMV I'm interested in hearing the opinions of the community about this type of subject to scenario which I'm sure comes up frequently otherwise the seller probably wouldn't be willing to do a subject to.

If you buy a property right, you'll be cash flow positive and the mortgage will be taken care of.

I've replaced carpet because she was was complaining of pet smells, installed a garage door opener since the previous garage didn't have one and have also had a mold inspector out after she purchased a mold test which came back positive.

We would be in a position to refinance if need be but I'd much rather not at this point.I haven't talked at all about possibly doing a creative deal with the owner or realtor.

I only make $85 per month positive cash flow, one good thing is that my HOA fees on that property are not that high and I have not been hit with any assessments.
