It appears erentpayment is popular on this site but they do not appear to have a contract component. 

I believed this years ago and it's only gotten worse since then.I'm surprised cold calling hasn't become popular sooner, but in this last year it seems to be getting a bit more attention.

It will keep happy tenants, and boy oh boy, you don't want to deal with the alternate situation.  

And to your other question - if it is properly installed by a trained professional, it really isn't "cheap"..... but it is far less expensive than the alternative of pre-cast stone in the same designs, or building up that same detail in other traditional methods..... but then again, it is not as strong as stone either.
