I was thinking of obtaining a PM for triplexes on up, but it could be just as useful for a duplex. 

To add to what you are saying - single tenant properties are simpler in terms of operations though financing can be tougher to obtain because lenders worry about vacancy exposure.

I'm having a problem now becaus I see a property in my market that I think would be a good deal but I don't have the funds to obtain and I don't want it to get away.

I live in NJ so I am aware that in order to legally "run" a property management company, you must have a broker's license which is obtainable but ONLY after you complete 3 years as a full time salesperson.My question is, if I wanted to start a property management company as a real estate agent, can I have my broker "sponsor" me or allow me to run my business through the broker.
