There isn't much in Cary for $150k, but a little over 200k will get you into the nicer town home areas (if you are patient).I have a town home in SE Raleigh getting ready to be listed for $105k that rents for $895/month.  1505 Oxleymare Court.

I also agree with doing your due diligence and getting expert reports on the condition of the home.When I worked in hospital management in the patient relations and risk management departments, when someone stated they would sue us, we would investigate the matter.

@Kimberly TI checked my NOLO  Every Landlord's Legal Guide, and this is what it said:...The courts in California have construed the Unruh Act to forbid all discrimination on the basis of one's personal characteristic or trait.Even if you live in a state that does not specifically outlaw arbitrary discrimination, there is a very strong practical reason why you should not engage in arbitrary discrimination-- for example, based on obesity, occupation, or style of dress.
