Owner says the gas well provides free gas for 10 months a year and is supplemented by city gas for the coldest months.

The reactions of the real estate market are always, by its own nature, slower than the reaction of the stock market, a delayed reaction to events depending mainly on unemployment, bankruptcies etc.

I was willing to jump in to my first deal because I understand that failing is inevitable and therefore a natural part of learning.I hope this helps!!!

@Andrea Weule I think you meant to say you disagree with @Bob Okenwa and would rather hold the property unless an opportunity to supplement the cashflow through a second property in which case you would refi to supplement the lack of capital for a down payment.

I’ve been wholesaling for a few years on & off (more as a supplement to my income) & have previously owned rentals.

This is a moot point though since presumably if you could make the same income from a more expensive (ie nicer) property you would naturally choose that asset over the other anyways.

Curious what has worked for others (currently I have student loans and due to the nature of my program I can’t work.

Have you experienced anything of this nature and how did you resolve it?

I'm sitting at two doors right now and hoping to get up to around 10 to help supplement an earlier retirement. 

Does "like-kind" only restrict the nature of the property or also the value?
