Wood siding and pitched roofs are more desirable and they will bring more money and thus a better clientele will buy them.  

No sales pitch, just trying to improve my existing connections with clients and get them the info they're asking for!

A problem I have run into twice is that there is not proper pitch to the balcony which leads to water working its way towards the exterior cladding of the building where your units are.

One of my pitch points was my experience as an adjuster (inside property and CAT) and my ability to write an accurate repair scope and keep contractors in line on repair pricing.

Matt thanks for bringing to my attention the information about it being "owner occupant" and having to stay for a minimal of a year.

There is simply to much money chasing to few deals in the north east, bidding up the prices.If maximizing your cash flow and minimizing your risk is your objective, I recommend expanding your geographic search criteria.Good Luck,Alan

I'm not in a position to buy and hold or rehab just yet which is why I want to start off slow, try to close some wholesale deals even if for minimal profit.

Then the rent from the two additional units slightly decreases rent from the existing building portion to maybe 1600, but then I get 1500 for each of the two new units for a grand total from the completed building of about $4600/month against total costs of about 1600 per month (not including fix-its, but most of the building is new so this is minimal).
