The seller was a foreign landlord who was behind on a few years of taxes, and the property was in C5 condition at the time of initial appraisal.

With investment and commercial financing most of the time broker and lenders can work and are familiar with all 50 states!

Looking forward to a successful transaction with LendingOne, but only time will tell.

Any one also experienced hurdles and time frame in getting required permits and possible construction costs.

There are a few pockets where the numbers look great on paper but are massive money pits in real life.

Outside of real estate, I enjoy everything related to the ocean and simply living life together with my wife and infant son!

Aside from the STR restriction situation mentioned by Michael, new construction is going to cost more than buying an existing property 98 percent of the time. 

Time will tell, though.
