I target anything from grandmas house with the original house numbers and rusty mailbox to a house with broken down cars in the yard to a decent smaller house on a great lot that could be added onto or knocked down and set for infill development.

You really want deals.. go door knocking.

I also didn't have any mentors knocking on my door asking me if they could mentor me for free, like some new investors hope for.Our education springboarded us to a new level of investing and gave us contact with several people who have been very valuable to our business growth.  

If you get cards back, I would go knock on their door.

They would know if you're going to have to knock of 20% of price or 50% of the price compared to an equivalent property 1/4 mile away.  

We've never had an issue with late rent payments ("knock on wood"). 

oh yea I have this bigger pocket has deff help out i found the list of the top 20 books so I'll be knocking one of those out each month and the pod cast have been a plus  I feel like Im missing something else we talked about can you trow something out there ?
