HI Guys,I finally made a decision to make the move to Washington DC in two months, I am really looking to buy a duplex or triplex that is "relatively" inexpensive ( my budget is around the 300k range I know that this could be a tall order being that the market isn't only hot but the location is a bit more of the expensive markets.

We all know of new paint and new floors, but sometimes small details go a long way.Some examples are:Outstanding welcoming front door - nothing will increase your curb appeal more than a fantastic solid front door.Brand new metal mailbox - a dented and scratched mailbox screams 'run down' a new box is inexpensive and a metal one will shine in the sunlight and make the property glimmer.New outlet covers - they cost pennies and can update the feel of a room.Updated taps in all baths - we all can pin point baths from the 70's or 80's simply by the tap designs.

., I have a property that collects $750 in rent, and I have a property that has a $900 worth of expenses (rehab work) – should the PMC send me the $750 in rent, and I then send them the $900 in expenses via separate method, or should the PMC take the $750 in rental income, and bill me the $150 as the difference?
