Hello All,I have developed several lists of GREAT properties and am in the cold-call phase to the owners.

They also won't be able to receive any tax rebates unless they finish the first phase by December 2022.

I'm only in the research and education phase. 

You will do 80% this year, and next 60% and so on since they are phasing it out.

(mind you this scoring system i created is subjective to whats currently important to me at this phase/point in the cycle, based on objective data). 

Some don't read much either, but it still sets a foundation.Be 100% clear to the investors about what phase the deal/property is in (Research, due-diligence, Acquisition (LOI, PSA etc.), acquired, entitlements etc.).

I will check back in 3 to 4 weeks to see if it closes or falls out etc.The commercial buyer broker specialist has a whole network for that buyer of retail property management companies, 1031 exchange companies, vendors for reports (environmental phase one, appraisal, property condition report, ALTA level one survey), capital markets lenders, commercial retail attorneys, proprietary on and off market properties nationally.When  a buyer wants a commercial broker to evaluate properties using their knowledge for guidance they have to make an exclusive commitment to that broker.Some of my friends run listing brokerages and have meetings every week with junior agents and then do tons of listings at reduced commissions to try to make it up on volume.

I'm currently in the team building phase and would be open sharing information and helping each other out.
