Wholesale Cold-Call Scripting

Hello All,

I have developed several lists of GREAT properties and am in the cold-call phase to the owners. I was curious how other wholesalers script their pitch/cold-call? 

I've had moderate success and got my first property under contract on my 4th call (beginners luck, I know). My background is in a whole other arena of sales, so I just want to know how other approach their calls.
