House Hack, getting started on first property.

Trying to get a 46k loan through my credit union to buy a house off of my dad.Bank just denied me, due to my Schedule C reporting a loss and apparently my Net Income on the schedule C was about 23k.Did my accountant f*** me hard?

It was originally a 4bd 1 ba home (1 room being an office room but classifies as a bedroom) but the original owner added an addition off the back of the house.

I would ask for the T12 from any seller.

Push the seller for seller financing. 

If it's not housing, food, or transportation, don't spend a dime on it.

Can someone confirm if the city's "Housing Rental License" is sufficient to list on Airbnb and VRBO for MTR??
