But every pipe under the sinks leaked, the windows were covered in dirt and bugs, the garage door opener did not work, and the outside A/C compressor unit had been stolen (meaning replacement of the heating and a/c system).

Up here in the north, we heat with oil and landlords even bill back the tenant's share of heating expense.We got rid of the RUBS company and now just bill the tenants ourselves. 

I noticed someone placed a heat map on the post, it was interesting to see that the more stable markets were consistent but not booming necessarily.

While I was there I ran the central heat to burn off the dust that collects when a heating unit hasn't been run for 7 months.

Heat rises and when it does it drags air behind it ---- cold, crawl space air. 

Heat and electricity are included in the rent and last year the landlord paid $2500 for heat.

They provide decent heat and are not terribly expensive to run.

That's how a lot of people get themselves in trouble especially as the market heats up..
