The benefit is that they do commercial, MF and SF homes, and at the sub 50 unit level that many of the larger "rock-star" systems based PMs won't even look at.   

It is the most blighted city of its size in the country.That being said, the city hit rock bottom during its bankruptcy and is roaring back to life. 

Having a rock solid team in place, especially property manager, is critical to long distance investing... do you have someone there that has experience with property managers?  

I would also recommend looking into New Braunfels down in the San Antonio area and Cedar Park & Round Rock near Austin.

Now, the backyard is uneven, totally rocking and has a sewer clean-out pipe sticking up as a tripping hazard right by the walkway of the side gate to the back door.

Add to that the fact that mountain geology is always changing - as the earth shifts the rock cracks in different ways, and wells can dry up in an instant as water finds a different seam with the new cracks.Best thing they can try to do first is fracture the existing well - sometimes you can open the seams up wider and that solves your problem.
