You have to supply an itemized bid for the rehab, list of contractors, as well as a history of your company and the contractors.  

Overall "North Dallas" and Texas in general are pretty safe.Im thinking you'll have to compromise on something on your list.

Now wholesalers have houses listed all over, but when they say $10,000 worth of repairs I go and look at the house and it is more like $25,000.  

Also having a few anchors in a city help for stability (e.g. capital cities, sports teams, highly reputable colleges / universities).Please add us to your buyers list. 

I'm interested in buying commercial property out of state and I have a list of landlords I would like to contact.  

It is now listed for $20,000 and getting some attention from local builders and other investors. 

Anyone have any luck cold call or emailing people with rentals listed on Craigslist and seeing if they are wanting to sell?

I did find an agent, he just got in the business and was happy to show me all of those over-priced listings to sell me -  I had no clue how to buy them - with simple math I determined that I would have a big negative cash flow - that is if I was able to buy.So I gave up on those suggestions of Building my team!  

A short sale has a certain prices required, including it being listed with an agent.  

I would offer to give the listing agent the inspection at your cost after they cancel the contract as you have requested and return your EMD.
