Cold Call/Email Craigslist Postings

Anyone have any luck cold call or emailing people with rentals listed on Craigslist and seeing if they are wanting to sell? Would love to find some that wants to seller finance (they keep income stream that way). Am I way off base or is this something that happens? Thanks!

@Grant Francke - I used that strategy to find my last multi family purchase. 94% owner financed with 6% 15 year balloon and 30year am. Hard to find but they do exist. Good luck
