If not, stop what you are doing and don't analyze until you look at 10-20 homes in your area just to get a feel for smell, repairs, foundations, etc.Too many new investors are talking about how many deals they are analyzing when they have never even seen a property.

I learned that April and May are seasonally slow for rentals, since most people seem to move in the summer, and also that the market here in Wesley Chapel, FL is a bit saturated with excess inventory from all the new construction activities in the area.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Over the last 6 years I have been retired as a real estate professional exclusively handling my own properties and living on the income generated.I don't regret the decision and will eventually fully retire.
