Bigger Pockets team, Several months ago while "driving for dollars" I ran across this beautiful home in the downtown portion of my home town. 

The property is on Clover drive right by the Indianapolis airport. 

Big burly guys that drive jacked up 4x4s, chew tobacco for breakfast and have a scorpion neck tat.

I’m not really concerned with being recorded, the worst thing I’ve done is trash-talk design features that drive me crazy, like painted brick, farmhouse sinks, carpeting in the bathroom and floral wallpaper.  

I have a ton of drive and passion for RE but not a lot of experience or guidance so I am looking to learn about contracts to protect myself from being burned again.

Within a couple hours drive you have a lot of different types of markets and you can find cheaper housing.

Aside from SFRs, your asset value is determined by NOI, and if you're limited on how much income you can bring it, it could limit how high you can drive your NOI.

I can drive 3 minutes east and it's D, don't get a flat tire, dangerous. 

People that buy from the heart and pay retail at the top of a market are apparently out there driving all of this... as long as you're not one of them you'll be good!

So I am looking for a Area or suburb next to the city even if it is a 45 min drive, that has low crime, decent schools and a possibility to buy a house for 100K.
