Hi Courtney, In my experience there are a few kinds of wholesale deals, Assignment of contract, Back to back, and possibly "Bird Dog".

On top of that my future sister and brother in law along with their dog are pushing me and my fiance to all rent together to save $$ if renting is our only option … ughh.If I pay off a chunk of my debt which is my car and student loans only, I throw away my closing costs and down payment money.

However, based on simply human behavior (read: greater fool theory) just like in 2008 I don't see any way that people are going to collectively be responsible and reasonable.

They wrote us a nice letter saying how they wanted our house as first home, hard was perfect for thier dogs etc etc.
