Any recommendation for a good preferably open source rental management software that primarily handles back end accounting?

We live in Washington state, so this will be managed remotely.

I consider if this is a person who will be calling me twice a day vs someone who will only email me their signed documents, among other things.

One thing I will also mention is that there is a communication flow to managing them that is much different than a normal rental. 

They provide the down payment, and you manage the property.
