Does anyone have a good cpa in the Southern California area that deals with self directed IRA’s???

I apologize in advance for the wordy post, but would appreciate if anyone has good ideas.I recently started using Rentec Direct (property management software).

Joe Tomko - my aunt’s husband recently passed away unexpectedly in his early 60’s.

Funds are released when this happens...and they are released to the closing table...not directly to the REI.2 - Once the Investment has been closed on, and income from it established, that income comes in that same escrow account, and is released in this order -    a - Pay the debt service on the Investment (step #1)   b - Pay the monthly payment to the original lender   c - Pay the rest of the cash flow to the REI

Hence the $1 tril in credit card debt and the $1 tril in student loan debt, and the fact that  a great majority of people in the U.S. could not pay for an unexpected $500 car repair today. 

Option 1: I will receive only the rehab, hiring a contractor and ask the buyer to pay the property direct to the ownerOption 2: I will receive full payment (property+rehab) and my company buys the property a resell it shortly to the buyer

It seems to me that if you have a strong understanding of RE investing and its principals, it would not be difficult to build a team that will operate under your direction.

The goal has always been to rent, just need direction and guidance on what would be the best move.
