It is unlikely a service animal, but they may claim it is an emotional support animal. 

Always use a Realtor that is an investor themselves because most Realtors are used to dealing with emotional purchasers versus investors like us who analyze our purchases strictly by the numbers, (if you're doing it right).

Based on the info you have provided, you appear tp be making this decision on an emotional level. 

Lessons learned: Do the right thing always, remove personal emotion from business and you will find success, and triple your time line when pulling ALL permits.

To remove the emotion from every deal is something I wish more people would tell beginners.

People are making emotional purchases, not sound investments.Don't give up.

Sales prices are at a peak, mortgage rates are double what they were a year ago, many first-time investors cashed out equity in a peak market to pay cash and eat up inventory, and cities/counties are increasing regulation.Keep looking, but be conservative with your numbers so you don't get caught up in the emotions of the market.
