The return of the contingent offer!!

My local market is finally starting to see a rise in contingent offers after two years of "don't waste your time".  This is exciting news for both buyers and sellers.  Those who want to move can finally exercise this option and avoid the extra expenses and stresses involved with things like bridge loans and HELOCs.

As a realtor, it also helps solve the problem clients have with "where am I going to go if it sells".  Now, they can search for a home and get it under contract before putting their home up for sale thus solving the home transition issue.

Are you seeing this in your market?  Do you think its a good thing?
