Older agents love young newbies who have the hustle and go mentality.

Didn't do too much research (was on a tour with my high school daughter) but I think proximity to campus is much more important there than in "big city" college towns.

When you have a service mentality of helping others, people are drawn to you.

Even if the investing price is comfortable, he needs to analyze how many students are willing to travel +25 min commute and how much vacancy he needs to expect in the 4-5yr degree of collage of his son/daughter.  

@Nick Fitzpatrick and others, you missed my point or or stuck in your sky is goiing to fall mentality.  

I"m getting my self together to financially, mentally and ready to commit to finding my first deal and i know i'm in the right place to prepare for the challenge! 

I think it's  a distinctive mental change when you stop thinking of your tenants as people, and then just as profits or lower human beings.  

Hello Josh,My daughter did that 2 years ago in Orange County when she was 23.

I have 3 people on the lease and one of them just walked out (daughter's boyfriend) and now the Mom and the daughter's salaries does not cover the rent and they want to end the lease in 15 days.  

Both my daughters live in Lynchburg.
