I utilized a Non-QM product / DCSR loan (debt-service-coverage-ratio) How did you add value to the deal?

I tried to shop around for umbrella coverage here in KC no company will write a policy unless you give them all your houses, cars etc.

When value is close to replacement cost (think insurance coverage), I always exit if possible.  

You need liability coverage for yourself or the LLC whichever way you own the property.   

I would get a good real estate lawyer as well who can provide guidance on how to mitigate liabilities when operating a business like a wellness BnB, such as drafting liability waivers, ensuring compliance with zoning laws and regulations, and providing advice on insurance coverage. 

Thanks It really depends on your DTI if getting a conventional loan and like others have pointed out for a DSCR (debt service coverage ratio) loan you could get one immediately as long as you have the cash & the property meets the minimum DSCR.

DSCR stands for Debt Service Coverage Ratio.

You might also look into coverage for malicious mischief and vandalism.

Typically these rental insurance policies will have some liability coverage built in, the one I just got had 500k.
