I would consider paying a full months rent so you get a good person who knows how to proper;y filter the leads that will come in from this class of tenant.

@April MolinaThe management company I work for puts everything on the tenants: Water, Electric, Gas, Snow, Lawn, Water Softener Salt (if applicable) and Furnace Filters.Some people we work with like to do the Salt/Furnace Filters so they have one excuse to go in the house every 3-6 months. 

We had a payout for a pool filter when the warranty recommended a repair, and the cost to replace was just a couple hundred dollars different. 

I've seen a lot of different filter factors in sourcing assets, but I don't think I can recall anyone stating property taxes as a major factor. 

So i don't have Spokane :(  Other states might provide more than one MLS but I wouldnt hold my breath.  

The DTI was a fairly large factor to me as well, I'm sitting ok now but a little breathing room might be what I need down the road to get another loan,etc.

Listsource gives you plenty of leads to filter through but 'everyone' uses that.
