You want every spoke of the wheel to perform so your investment tool can produce the returns you're looking for over time.

Ideally I would like to perform these services for an investor that understands I’ll be under charging and over delivering.

If so, is it advisable to create my own brand/ LLC or will the first few deals fall under the sponsor?

I'm not sure why they would have tacked on anything to my brand new mortgage. 

Sometimes, you can move them slightly if the income approach is much higher, but your best bet to move an appraisal is meeting the appraiser while they are performing the appraisal and talking up how great the asset is, the improvements, the shortcomings of other comps, etc.

It's hard to imagine interest rates being this low forever, to be sure.Agreed to not get caught up and distracted by the noise and talk of what "might" happen and the posturing & politics of it all.My main concern is I took a line of credit out against my stock portfolio to rehab a duplex house hack and im concerned about the performance of the stock market moving forward in 2022 with the volatility.And would like to have that debt on a low fixed rate moving forward with inflation rising.Refinancing was my first plan, to pull out equity to repay that line of credit.
