Hello, I think you get to chose your section 8 tenant so if you're worried about having a problem tenant you can mitigate that risk when you are first screening tenants.

The relative quickness to rent a property really depends on how much you're trying to get in rent and the quality of tenant you are screening for.  

Do some screen interview and background check if he/she is truly qualified for the job.

@Kelly Byrd I don't know if I'm unique but I've never had issues when I've just screen-captured an image of my bank account.  

Why give away all of your hard earned blood sweat and tears to someone that wants to burn you?

A good, experienced local property manager can have these tenants waiting (pre-screened and all) before the 30-45 days of rehab are over.c) Take out a non-recourse loan (takes approx. 2 weeks to 2 months), get 40 to 50% of your original seed money out.d) Reinvest it (like above) via your Roth IRA into the next project (alone or with partner).

They have research tools to help you screen stocks and funds.

Some of the hosts even socialize with the renters and offer breakfast.Long-term, I think the time you spend screening, cleaning, accepting requests, have vacant days, meeting tenants for keys, etc. might not be worth it.

Be careful, some GC's can sense blood in the water and many times they don't have any motivation to control your project costs.
