s from thr prior week.. if this happened from almost doing the transaction for ten grand then either I got a pass somehow or the whole thing IS public knowledge and not worth anything other than  learning stuff in thr group and lives that you can  learn in other groups and similar live experiences..with a new car in your pocket to drive you around to meet up! 

The more skill and experience acquiring and managing properties you have the easier and more lucrative this strategy can be, and perhaps how you're seeing examples of people scaling quickly.I also don't see people have much luck asking for someone to mentor them in the forums.

Expenses prior to the property being placed in service will not be as beneficial from a tax standpoint If it is a business, bonus depreciation will be available in the first tax filing if there is a cost seg

Plenty of appraisers have little to no experience in STRs as this asset class (if one wants to even call it that) is relatively new in the REI space, and thus, the method suggested above is probably not that likely to succeed.

What is your experience or opinion? 

Although you don't have a lot of experience, you could look for a fix and flip or BRRRR investor, partner with them on a purchase and split the profits. 

In my experience, they may give you a price upfront, but they don't expect payment until they are done. 

I use verified lending companies not banks for these loans and my clients have had great experiences.
