Some of the inspected items are:- Does the property have electricity, water and sewer and is it accessible via a street- Heat source is required but a/c-Roof must not leak although this is a visual inspection only-Mechanicals must operate and be safe-No peeling paint-Smoke detectorsNO ONE SHOULD EVER RELY ON THE APPRAISER IN LEIU OF A PROPERTY INSPECTION

Then I would provide an outline of what type of property you are looking for (price range, type (duplex, SFR, condo), neighborhood, etc.) so the agent can create a buyer profile for you to send you auto e-mail alerts of properties that may fit your criteria so be as specific as you can.

The mechanism and timing are important to make sure she has established the new property as investment and employing qualified use.
